Graham Beatty



Graham Beatty serves as the Chief Financial Officer for P3RE. He is an investment professional with a focus on private equity investments, deal structuring and project management. Graham has a passion for working with complicated projects and organizing complex problems into actionable strategies.  

Prior to joining Phase 3, Graham was the Director of Finance and Project Management at Poseidon Water, a water infrastructure development firm.  He was responsible for permitting, financing, and project management for two seawater desalination projects located in California, with a special focus on public private partnerships and the water-energy nexus. At Poseidon, Graham negotiated power purchase agreements and water purchase agreements with local utilities while managing key project milestones.

Graham’s commercial real estate career began with Equity Office Properties as an analyst in the parking group where he consolidated parking operations over EOP’s office portfolio via web based management tools. After EOP was acquired by Blackstone, Graham joined Lasalle Investment Management as a Senior Financial Analyst with the Income and Growth Fund. At LIM he covered $1B in office, retail, multifamily and industrial properties across major markets and executed fund level analysis and strategy.  More recently, Graham was the Vice President of Acquisitions for Sitex Group in New York City, an industrial private equity real estate firm focusing on redeveloping industrial sites into modern, functional distribution centers. Sitex successfully redeveloped approximately $130M in boutique assets during Graham’s tenure.

Graham has a Bachelor’s Degree from Harvard College and a Masters in Business Administration from the UCLA Anderson School of Management. He lives in Oceanside, California and is likely the tallest surfer in San Diego.
